Ultimate Beginner's Guide - Broken link?

I've attempted to download the Ultimate Beginner's Guide several times and each time I arrive at a blank page where it seems like a download should be initiated but isn't.

Am I missing a step or have I not done something?

Any assistance would greatly be appreciated.
