Mortgage Calculator and Rental Property Calculator

Hi, I find that the basic Mortgage Calculator on BP arrives at a much lower monthly mortgage estimate compared to the monthly mortgage estimate which is calculated within the Rental Property Calculator. What contributes to this difference and which is more reliable?
