What is the range of broker commissions charged to the seller on a small park 10-60 spaces ( 1-8 M sales price)?

specifically AZ, NV TX, UT, WA and CA

Depends on the deal. Some deals are more complex to underwrite and negotiate - lagoons, title issues, zoning, flood plains and so forth. I'd say 5-7% depending how tricky the deal will be to market.
