    Welcome to BiggerPockets, Yaara, and you’re definitely looking in the right place. Columbus is a solid market for exactly what you’re describing because it still offers strong neighborhoods with reasonable entry points while also having really strong long-term fundamentals. The macroeconomics here are on fire with steady population growth, job growth, and massive investment from companies like Intel, Amazon, Google, Meta, Microsoft, Honda, LG, Nationwide, and more, which continues to drive rental demand and appreciation. What makes Columbus stand out to a lot of investors is that you can still find value-driven deals in the $120k–$180k range that hit the 1% rule and cash flow, which is getting harder to find in most growing metros. At the same time, you’re not sacrificing long-term upside since appreciation has been strong and the market remains landlord friendly. There’s a big mix of local and out-of-state investors actively building portfolios here, so networking with people on the ground is key and can really accelerate finding good deals and teams.      Columbus has a lot of opportunities for long-term rentals and value-add properties, and having connections with local professionals, contractors, and property managers can make the difference in finding deals that truly cash flow and appreciate over time.

    I'm looking for properties in columbus Greater area like: Newark, Marysville, milford center, Grove city ... I would love to hear about any relevant opportunities or upcoming propertie . in addition I'm looking for a partner who can provide boots on the ground.
