$1450 for a 2/2 1400 sqft sfh in small town Norcal. This comparison however is about as relevant as investors comparing in terms of "units" owned vs $ amount owned when I can buy 5-10 homes in the Midwest for what 1 cost in California!

I'm in Silver Spring, MD and we rent out the rooms in the SFH. More work, but lots more money. Rents are from 700-888 per room. No cable, just Roku and internet. All inclusive. Most rooms are furnished, some are not. There's 8 bedrooms in the house but our county only lets us rent up to 5-6 at a time. Half are 6months or longer long term and the rest are AirB rentals for 31+ days or more. If we rent our AirB rooms for less than 31 days we'll get in trouble with one of the local agencies about "rooming house" issues. We mostly rent to Interns, Fellows, and College/Graduate Students. We have a HUGE demand with a waitlist.

$1,275 for a 3,000+ sqft. warehouse which is occupied by a machine shop in Saginaw, Michigan. Tenants have been there for over 35 years, and I just didn't have it in me to double their rent to reach market rates. They do pay for all utilities and maintenance repairs.

4 bed/2 bath SFH (college rental) with a total of 2,200 sq. ft. for $2,000.
Creating a 5th bedroom summer 2017 and increasing the rent to $2200. I will be adding a 3rd bath in summer 2018 and increase the rent to $2500. Bedroom renovation is mostly building a closet ($500). Creating a 3rd bathroom is going to be closer to $10,000-$12,000.

18-month lease at $1925 on a 2bd/1bth apartment unit (fully remodeled) approximately 840 sq/ft in Huntington Beach, CA, about 1 mile from the beach. It comes with one carport parking space. No in unit laundry.
