@David Monroe living cheap, reading books, attending meetups, avoiding distractions and spending the majority of my time working so I don’t waste money

I break everything down into 90 day chunks. I use a quarterly planner that always starts with the annual goals, even if we're in the 3rd quarter, setting quarterly goals, reviewing and setting weekly goals and then daily action steps.

Hi @David Monroe! One of my goals this year is to systemize my property management side business.

This means I am taking time to create systems and develop procedures to make my life easier and to better my tenants experience.

Every Monday (my day off) I sit down for a few hours and either brainstorm ideas, create new SOPs, or take action as needed.

One example of this is creating a rent collection process where tenants can now leave their rent in my "rent drop box" which I will pick up every month instead of me chasing down each tenant individually.

I look forward to seeing where I'm at by the end of 2019!

@Steve DellaPelle Do you set weekly goals to help you achieve those tasks on Monday?

@David Monroe Unfortunately I am not...I think that is my next step...organize my time better so I am not working frantically trying to figure out what to do but instead set time to work on specific things.

@Steve DellaPelle why not just go digital to collect rent? It's 2019 and most etransfers are free with any big bank. If you're on a bigger scale, why not use a third party rent collection app where tenants can easily send you the money

@James Ma Half of my tenants don't even have a checking account lol...in the future I'd like to make the switch to digital but I don't think it would be wise to enforce it when I can foresee the issues they would have (also not tech savvy)

@Steve DellaPelle I would highly recommend setting annual goals first, if you haven't done so already. Your goals should follow a SMARTER framework, Specific, Measurable, Actionable, Risky, Timely, Exciting, and Relevant.

After you set 6 to 10 annual goals you should set 4-6 first quarterly goals with action steps for achievement.

On Friday at the end of the day, Sunday, or early Monday morning, you should set 3-4 weekly goals.

Each work day create up to 3 major action steps to get you closer to achieving your weekly goals, and focus your day on the action steps. In the sales world one of those action steps would be prospecting for new business.

At the end of the week, rinse and repeat. The only change would be to review and reflect on your week before setting next weeks goals.

For you, those action steps can be completing sections of the processes you're creating for your management company.

@Jordan Moorhead Are you at least scheduling your days, doing the above would be better, so you can ensure you're meeting your goals. As a Real Estate agent have to assume you have set goals, at the very minimum, an income goal?

@David Monroe yes I set goals and schedule everything down to the minute. I schedule even minute tasks

Awesome, you may be going a little overboard with scheduling minute tasks but if it works, who am I to argue.

    Are you using a not-to-do-list?

@David Monroe, I like your advice and especially your suggestion to have 4-6 annual goals. But please explain, what is a "not-to-do" list? Its sounds self explanatory but I've never heard of it.

@David Monroe my 2019 goal is to complete my bachelors degree program. I’ve decided to take 3 classes for two of the remaining semesters I have to be on track. So I guess preplanning has been effective in making progress toward my goal.

@Lorraine K Davis A Not-to-do-list is all the mundane tasks that you should not be doing. These are the items you can get rid of, delegate, or hire a VA to to do.

By writing all the not-to-do-tasks down and keeping them next to your Daily Big 3, the 3 most important action steps you need to to do for the day, you will have a reminder to stay away from the things that won't move you forward or make you any money.

PM me if want a free copy of the list I use.

@Account Closed Have you taken the time to create quarterly goals for the this first quarter and weekly goals to help you achieve them? I'm sure you have more on your plate then just going to school for 3 classes a semester.

@David Monroe I’m trying to bring value to the people I respect most in the business by giving platforms for new opportunities to network, bringing capital and deal flow together and seeing others improve. This will be a “take a breath” on heavy acquisition year for me, but I’m looking to help others reach their goals. Not as a paid consultant, but because it’s so much of a rush to watch the light bulbs turn on!

@David Monroe I'm currently awful at breaking my goals into daily action. I'm super overwhelmed with homeschooling the 2 boys plus the baby. I guess I need to time block better and use Netflix strategically during baby nap so I can get activities done (develop bank pipeline, deal pipeline, plus manage my team)

@David Monroe I have not made quarterly goals. I have a monthly/weekly planner where I put the due dates of each assignment for the semester.

@Ayne C. The simplest way to break you goals into daily actions is have 3 to 4 weekly goals and then set no more than 3 must do action items each day to meet your weekly goals.

In order to set weekly goals you should have 4 to 6 quarterly goals that have actions steps to accomplish them. These action steps can be tied to weekly goals.

To help setting your quarterly goals, you should really be setting 7 to 10 annual goals.

If you do this and follow them daily, you can get where you want to be in life much faster.

@Account Closed A monthly/weekly planner is nothing more than a to-do-list. Without setting your goals properly you don't have a direction to go and you can end up wondering through the year aimlessly.

@David Monroe you should write a BP blog post on this laying out your tips! I would love to get this as a checklist so I can start implementing!
