I personally own several properties in Memphis, Tn that are under $50,000. They are preforming well too! You just need to make sure you take a few important steps on the front end of the purchase to ensure they go smoothly.
Hi Dean, can you tell us what steps you take in those areas? I've owned a few properties in similar neighbourhoods with generally positive results but a couple of times things have gone sideways.
I had a friend that bought a house in Dyer 15 years ago told me to buy anything I can there I called him crazy now I live in Dyer. 2 years my house went up almost 50k in value. I wish I listened to him back then.
There are opportunities for 50k SFH's in some Western and Northern NY towns. Especially if you wanted multi-families you can definitely get for 50k per unit and not in a war-zone.
I prefer to buy property over there that is vacant. Then, I can control the condition from the beginning. What often happens is that investors will buy a property that is occupied over there and then get all kinds of surprises once the home goes vacant. To me, buying vacant and going over the top with the rehab is essential. I always have a plumber inspect, drain lines, etc. I always have an electrician update the panels. I always replace faucets, lighting and anything else that would cause a tenant to call in a maintenance request. I will usually install a new roof, install new AC window units (This is acceptable in this market) and make sure that the exterior is free of trees since this area is well established and full of mature trees.
Those are just some of the basics that I cover when I by in 38122 and 38108. Feel free to reach out via PM if you have any other questions.
@Robert S. what cities in particular do you think would be good for a $50k per unit investment, I am hearing Gary, Hammond, Dyer (from you) are these good for a start
I’ve been looking a lot lately there closing on Friday in Merrillville got a duplex looking condo for $80k
In my opinion which I am not a professional what’s so ever I would not chose this market for that price range. In Hammond you can’t find anything half way decent for that amount Gary you can find for $1000 probably but I would not suggest that area contractors don’t want to work those areas there is no future hope for appreciation.
If you wanna buy cash for 50 use that as a down payment on a property in Dyer Schererville highland even Griffith the west side though. I got mine in Merrillville just don’t go to north there. if you land highland Dyer Munster or Schererville the property values there are sky rocketing
Indianapolis and the surrounding areas have a large amount of SFH's for 50k or less. We have had a good amount of investors who have 80-100k to work with and are able to buy 2-3 investment properties in the area.
Detroit Definitely does. War zone is very relative. I might not chose to live there, but all neighbors are grandma's who have been there 50+ years, have nice yards and safe neighborhoods. Detroit has a lot of options and these houses have been going up in value for years. I have owned properties and cashflowed since 2017 in war zones and non-war zones. :-)
I'm a Fayetteville, NC investor and I just wholesaled a 3/1 for 33k and the seller is going to put in 7-10k for repairs and it should rent for about $750. Just wanted to give you an idea of what we're seeing here in good ole Fayetteville.
In Fayetteville, NC we are able to find deals that fit this criteria pretty often. It defiantly not easy to find these deals on the MLS so we use a handful of marketing strategies to go direct to seller. Radio is expensive but works pretty well.
