I have a client that lives in Las Vegas and would like to invest in real estate in another area, such as a duplex or triplex. Are there any areas that I could recommend to him? Thank you.
I think your client would be best served to take a step back and examine the strategy itself. Successfully investing in real estate out of state on your own, even if using a property manager, takes a lot of work. That work starts with the legwork to identify the market itself. If doing that is too much, then this person may be better served with a more passive real estate investment strategy like syndication, where a General Partnership team finds and operates the deal. The client will still need to do the work to evaluate the team and the deal, but it's generally not as much work as finding and doing your own deals.
