I'm new, how do I triple net a commercial property? Any tips!

Hello! I'm new on commercial real estate, I have a property that I want to put on Triple Net lease. The property is in Auburndale, Florida, the building has about 1,600 sq feet. How do I find tenants? Any contracts I can look for example? And how I can advertise it? Any tips would be great! Thanks

Signage. Post on Craigslist and Facebook. What class is the property? I assume commissions won't be enough to attract most commercial brokers. 

Hire a lawyer to provide a custom NNN lease for your building.
