CAP Rate in Palm City FL?

Hi everyone. Does anyone know the market cap rate in Palm Bay, FL? It's about an hour southeast of Orlando near Melbourne, FL.

I don't know that market, but I suspect you'll have to specify what asset class you're looking at. Cap rates probably vary between:

- multifamily

- industrial

- retail

- office

- mixed use

- other/specialty

Yes ,very low under 6% I live 5 minutes away. I will not buy anything in FL its all way overpriced. I do all my business OOS with 20% ish net caps based on cash purchases.

@Danielle Lynch Cap Rate is great for you and your investors to understand the cost/value of the property.  Areas will have an AVG cap rate.  But if you focus on a area cap rate you can miss deals.

Not all sellers are looking to squeeze every penny out of the new owners.
