Hello,
My name is Melanie. I recently got introduced to commercial/multifamily investing. Are there any seasoned investors here that can share some wisdom on this part of real estate. What mistakes to watch out for, what do you wish someone had told you when you were first starting out??

Hi Melanie,
I would find a couple of groups that are doing CRE, Skool.com has some. I am with Commercial Deal Finders. They have a free group and paid group. There are others on Skool.
Pick one and start asking questions, find a mentor or 2, it will help alot.
Commercial is where the money is. I would advise to focus on a niche and be the best. Don't focus on what you don't have, e.g. money usually. If you have a good deal under contract, the money will come.

as others here have indicated, commercial is a pretty big world and like most things there are trends. recent years car washes and storage units have been pretty trendy, and seen a run up in prices and hype, it was large mutli before that etc. my point being, look into an asset that interests you regardless of the hype around it at the time. That way you'll be able to make your way through those ups and downs in those assets more skillfully.
Welcome to the commercial side, it's a powerful wealth-building space, but definitely a different animal from residential.
One of the biggest early lessons is understanding how commercial properties are valued: it's not comps like residential, it's income. So anything that increases NOI (Net Operating Income) directly increases property value. That's why accurate underwriting and conservative expense estimates are critical.
Common mistakes? Overestimating rents, underestimating expenses, or assuming 100% occupancy. Also, not vetting your property management or market fundamentals can hurt fast.
I always tell new investors: treat it like a business, not a property. If you master the numbers, build a solid team, and stay patient, you’ll be in great shape.
