Scaling From Single Rentals to Portfolio Acquisitions

For those who started with individual rentals and eventually moved into acquiring portfolios—what did that transition look like for you?

A few things I’ve been wondering about:

  • What triggered the shift from buying one property at a time to larger portfolio deals?
  • Did you need to change your team (lenders, property managers, etc.) to make it work?
  • What mistakes did you make early on when analyzing or operating portfolios?
  • How do you manage risk when taking on multiple properties at once?
  • Looking back, is there anything you would’ve done differently before making the jump?

Appreciate any lessons learned from those further along.

Owning and operating a couple of SFR rentals is an iNVESTMENT . Owning a "portfolio" of SFR rentals is a BUSINESS.
