I generally feel the "boring" businesses, or buildings, or what have you, when done well and fundamentally sound is where the real performance is at.  


If there's anything I keep being reminded of and keeps getting confirmed, the longer I'm in this industry, is that its nothing complicated, but its difficult to stay fundamentally sound, but the ones that do, really excel, there's never a magic pill, its setting up systems and people to succeed and running what you are good at, in an efficient way.
