Are the safest deals outperforming the flashy ones right now?

I generally feel the "boring" businesses, or buildings, or what have you, when done well and fundamentally sound is where the real performance is at.

If there's anything I keep being reminded of and keeps getting confirmed, the longer I'm in this industry, is that its nothing complicated, but its difficult to stay fundamentally sound, but the ones that do, really excel, there's never a magic pill, its setting up systems and people to succeed and running what you are good at, in an efficient way.

It depends on how you value cash flow. My clients buying NNN often make 4 to 10 million a year from their corporate job or business they own.

So for them length of primary lease term, excellent dirt, absolute NNN lease, investment grade credit tenant are main factors. Cap rate typically 5 to 6 to start and they blend it upwards over time and get tax benefits.

Once they already have so much money they do not want to get risky with it. As you age also you value time more so the grind for value add tends to lose it's luster some for the work involved.

OP as @Michael K Gallagher says, systems.  We do Self Storage and Country subdivision lots.  The first Self Storage was a little hairy, because my background is as a Controller and CFO and I want to know the numbers and answers beforehand.  My first deal, I'm sure I only knew about 65% of what I needed to.  Then took a leap of faith on the rest.  Now we now know about 95% of the deal and the final 5% is small stuff and not deal breakers.  Once we set up our systems and teams, then it got Boring, because the Unknown was taken out of the equation.  Even our bankers find it straight forward now with our Financial Analysis and our track record.

But even these boring deals we expect 400% Cash on Cash day one we open.  After that as Occupancy increases, the monthly cash flow on top of the Cash on Cash target grows.  These numbers are due to the equity build by developing a new site.  Which is higher risk than buying an existing site.  But when you do it several times and have your team and system down, plus market analysis, we have taken the majority of the risk out.

Your key words are Safe and Flashy.  I think the investor determines the Safe factor based on their systems and team.  The Flashy to me is outside investors looking in and not understanding the risk coverage versus returns.

There's a lot of truth to this. The "boring" deals — stable tenants, predictable cash flow, no headline-grabbing upside story — are exactly where serious wealth gets built quietly.

That said, I'd reframe "boring" as "misunderstood." The deals I find most compelling in my market (South Florida) aren't boring at all once you understand what you're actually buying. A 1960s mixed-use building in Wynwood with a deferred 40-year recertification looks boring on paper — aging building, motivated seller, cert issues. But if you can accurately assess the remediation cost before making an offer, that "boring" deal becomes a precision acquisition with quantified risk and significant upside.

The difference between a boring deal and a great deal is usually just information asymmetry. Most buyers don't have the technical background to price the risk — so they walk away. Being the person who can price it accurately is where the edge lives.

Coming from a 20-year GC background before moving into commercial real estate advisory — the deals that look the most boring on the surface are often the ones I look at hardest. The numbers don't lie when you actually know how to read the building.

I think a lot of investors are rediscovering the value of "boring" deals right now.

When rates were low and appreciation was strong, mediocre execution could sometimes be covered up by a favorable market. Today, stable tenants, predictable cash flow, and conservative assumptions seem much more valuable. That doesn't mean flashy value-add deals can't outperform. But it does feel like the market is rewarding discipline and downside protection more than it was a few years ago.

I've found that the "boring" deals don't always get the most attention, but they often help investors sleep better at night.

Over the years as a Realtor, property manager, and investor, I've seen plenty of situations where stable tenants, consistent cash flow, and realistic expectations outperformed projections that looked great on paper but depended on everything going right. That doesn't mean there isn't a place for value-add or more aggressive opportunities. But in uncertain markets, strong fundamentals can be very powerful.
