If you want to find unlisted commercial properties you will need to spend bucks yourself on direct mail.

Another option is to get on some brokers direct mail lists. These properties are shopped first to their internal list and then weeks later put out as a listing etc.

To get on the list usually you have to be a known commercial broker whose buyers are vetted ahead of time and perform and are well qualified. If you are a direct principal you will need to submit your PFS statement for liquidity and net worth along with a history questionnaire to get on their list.

You do not want to market to people as a seller or a broker for off market properties where the end buyer doesn't have the capability to buy or they are trying to wholesale and all that stuff.
