Account Closed I applaud your efforts. You might want to try single family houses first. Syndication is usually for soliciting under SEC rules and requires legal fees of $12,000 to $15,000 and then all of the promotion expenses etc.

Instead, I would "drive for dollars" and find "For Sale By Owner" signs. Call the owner and ask if they would be willing to do Owner Financing.  So, search BP for Owner Financing, Owner Carry, Lease Option, Wraps, Subject To and Sub2 and read everything you can. There is a lot on YouTube as well. I wish you well. Remember "Never give up".

My vote is #2 ... it would give you a lot more leverage to avoid risk in future

What would you say to a finance major that just graduated college asking, how do I become a hedge fund manager!

Slow your roll! Establish yourself first.  How can you convince people you are a MF syndicator if you have zero experience in RE.  Put the work in, go through the grind, earn your stripes and move up the ranks.  While others applaud your drive, I say spend every waking minute knowing there is another you wanting the same thing.  How are you going to get there first!

I love your drive!  Even though you are young, you likely have skills that will be very useful to a syndicator.  Most syndicators would like others to help with...deal analysis, raising money, finding deals, etc.  So, I would first find out what you are really good at and offer your services to a syndicator...you might be working for free at first.  You will want to develop all aspects of multifamily, but starting with what you are really good at will likely get the attention of some syndicators.  As others stated...getting real world experience is where you will learn the most.

First, invest in some real world education and eliminate the mistake of trying to learn this business through a book, special report, youtube videos, or weekend seminar in Vegas. Not sure you will find someone who will mentor you for free - more trouble than it's worth - speaking from experience as you have no skin in the game.  I've syndicated 30 deals $85m and did it the "hard way"...there is a easier process!

Get out and start talking to people in your "inner circle".  i.e. friends of your parents etc.  It's a lot simpler than you think (notice I didn't say easy) to find 25 people with $10k.  Understand what they want i.e apartments, self storage, or single tenant and go find it - simple concept vs. tying up a deal and dialing for dollars out of desperation.  Do that and you're into an approx. $1m deal.  You're probably going to need to find a CO-GP aka "sugar daddy to sign on debt, front some equity at the front end etc. but one of those $10k people might serve that purpose.  Do what it takes...the first one is the toughest.  There is so much money to be made in this business don't screw around on the front end and invest in yourself.

If I was 18 again looking to enter Real Estate, I would find someone who is doing the work I want to do and work for them. Even if they won't pay you, find something you can do for them for free. Many of the old dogs in this business do not have a social media presence (because they don't know how they could benefit from it). Find one of them and help them, even if it's for free.
