Anyone have significant experience buying/operating/selling car-washes? The upsides seem pretty clear -- what are the dangers and downsides specific to car-washes? Also, any good books on car-washes?

A lot depends on the type of car wash you are considering. Downside has been mentioned in terms of maintenance etc. Damage to vehicles and labor is another in full service automatic machine units.

Upside is significant cashflow. The right location can be a cash cow.

I have only heard bad points about owning a car wash. Pipes freezing, machines being broken into, and people basically camping out there and tossing out their trash. What are the up sides? I would like to hear them.

Your point is taken -- but I suppose that all depends on if that job is well-compensated and how much time you have to put in it.
