Small multi-family market in Kitsap County area

I've been trying to keep track of the market on Zillow/Redfin/etc., but I get the feeling that there are better deals to be found off-market for multifamily investments. There just isn't very much in my target area on these sites, so I am calling for your help on the off-market strategies that have worked best for you. Thank you in advance!

@William Kulow the market for multifamily properties is incredibly competitive at the moment.  I haven't seen a lot of difference in pricing for the properties on the market vs those off market.  This is especially true for any properties in the 2-4 unit space.

You could start by looking up properties that are currently listed and see who the brokers are.  Reach out to these brokers and introduce yourself.  In this way you can start to build relationships with the brokers in the area you are interested in.

    You might try attending meetings at Washington LL Association I think the in person meetings are back on.

    @William Kulow There are several strategies to consider, but most will be dependent upon finding a list/resource from Propstream or other list serve companies to find information of current owners. Some off market strategies you may want to consider are: Developing mailing campaign to existing owners, dropping ringless voicemails to existing owners, networking at local REIA's to find current owners who may eventually want to sell, joining landlord/owner associations in your area, telling people in your network what you are looking for, etc...     What is your target area/target property?  I have been seeing a good number of opportunities, though they usually don't sit on the market very long.

    The Seattle area is very competitive on small multies.

    A lot of investors use a long term, tax, and equity push strategies.
