I am not from Indiana, but I am offering advice when you meet with R/E folks. It's wonderful that you are beginning your real estate journey. Make sure you add value to the conversation too! Bring a couple R/E books and resources with you. Read online articles about recent developments in the market. Through these actions, you'll learn and educate someone else too.
If the person you're meeting works in the field (i.e., property manager), provide your services for free in exchange for their time and resources. For example, Giyu (property manager) agrees to the coffee and is willing to share information. The first coffee meetup goes great, but how can you sustain this relationship?
Any one-way relationship is bound to fail. As a result, you'll provide Giyu with "valuable assets," such as your time and effort. You agree to manage a couple of his properties for free. In exchange, Giyu is more willing to educate you.
Indiana is a great market to start your real estate journey, especially for cash-flow. Keep up the good work, James!

I've owned multifamily in South bend but sold off that portfolio. Currently own in Chesterton IN and Three Oaks MI as well as Niles MI. Looking to find some development opportunities in my area of LaPorte and st Joseph counties.
