Chichester, Sharon Hill, Darby, PA ?good market? or no

I looking at MFP to start investing and wanted to see if anyone had any experience or knowledge about Chichester (Boothwyn), Sharon Hill (SE Delco) and Darby/Upper Darby.  Properties need some TLC but good price, school district is average, neighborhoods seem good. Would love any insight!! Thanks

Aja - I have a few rentals in Sharon Hill as well as Darby Township (which I like very much), which is different than Darby Borough and Upper Darby. I know some folks have built entire portfolios in ChiChester, but I don't have properties there myself. I think in most of these areas you'll need to ensure your cash flow is sufficient for multifamily and you have a path for driving valued through increased NOI via increased revenue and/or expenses. I don't think there is a natural increasing demand via population growth, jobs, etc... that provides a tailwind for value increases like other areas. Happy to talk through it, but sounds like a deal worth pursuing to me!
