Preventing a tenant from trashing your place prior to eviction

Anyone know of good techniques to prevent a tenant who will be evicted from trashing your place before they are evicted by the marshal?

There is no practical way to monitor what they are doing in the property!

So, all you can do is offer them a "carrot" or a "stick".

Carrot - Cash-for-Keys or security deposit return

Stick - threat of small claims case and garnishment (if they have a job, bank account, etc. CANNOT garnish pensions, social security, disability, etc.)
