Are More Investors Prioritizing Operational Efficiency Over Aggressive Growth?

Something I’ve noticed lately talking with investors is it seems like a lot of people are becoming much more focused on operational discipline instead of just scaling as fast as possible.

With today’s rates and tighter margins, it feels like:
• controlling expenses
• stronger underwriting
• better property management
• maintaining reserves
• and conservative debt structures

matter more than ever.

For those actively buying or operating multifamily right now:
Do you think the market is rewarding more conservative operators today compared to a few years ago?

Would be interested hearing what others are seeing in their markets.
