Good morning BP!
My name is Tommy and I am from El Paso, TX. I am looking to connect with multi family investors here in El Paso. Recently became a landlord as I rented out my single family home. I feel that I have received great advice from family and friends but I am looking to get outside perspectives and hopefully mentorship from seasoned investors as I start my journey. Congrats on becoming a landlord. A lot of people spend years talking about investing and never take that first step, so you're already ahead of the game. One thing I'd encourage you to do is connect with as many local investors as possible, but don't limit yourself to only multifamily owners. Some of the best lessons I've heard have come from people investing in single-family rentals, flips, small multifamily, and even commercial properties. Everyone tends to look at deals a little differently.
I'd also focus on learning the numbers and operations side of the business. Finding deals is important, but understanding tenant screening, maintenance, reserves, insurance, and cash flow is what keeps people in the game long term. Since you've already become a landlord, you're going to learn things firsthand that no book or podcast can teach. Keep asking questions, stay connected with experienced investors, and don't be afraid to buy that coffee. Thank you! I was just talking to my girlfriend how I felt so behind. I've been a member here since 2019, lurking and learning yet never pulled the trigger. I appreciate your comments, I feel better knowing I am finally going in the right direction!
As per your comment on not limiting myself, gotcha! I'll go ahead and extend my scope. I also have an interest in learning how to remodel and rehab properties. Would love to learn more about that.
Tell me about it. I am trying to find a tax professional that is experienced in rental properties. Keeping track of it all has been a little messy but I am learning as I go. I got lucky since one of my friends is in real estate and walked me through the tenant process and even provided me with a very solid contract. All in all it's been a little stressful but very rewarding and I want to do more! Definitely want to put myself out there and soak it all in, I am willing to learn!
