Hi Donald,

Most of Orlando, Central Florida are great areas. Probably the best idea Idea is what to avoid; Pine Hills 32808, and Paramore area  just west of I 4 of Orlando, Eatonville. Just like any city, there are pockets of areas that should be avoided.

A lot of people are going right outside the Orlando area, east and west coast across Cebtral Florida; Lakeland, Tampa, St Petersburg and Pasco County, Deland in Volusia County and Leesburg and Clermont in Lake County

Deltona is where you will get the most bang for your buck.

Apart from purchasing power, is Deltona's rental market strong?

We have good numbers in lakeland for rentals.  It's not 2009 numbers, but we beat a lot of metro areas. Because of our lower purchase price

I have been scouting Lakeland the last couple of months. There seems to be a lot of bargains there. I'm just not sure about the location. Between Orlando and Daytona (DeLand, Sanford, Debary, Deltona) makes more sense to me because of its location. You can still find bargains in that area, you just have to look harder.

@Donald Timmons  I live in the area you are describing.  It has great potential as a rental market especially with Lake Mary becoming an employment hub.  The challenge is finding the deals, yet they are out there.

Thank for that Charles. I have been obsessively thinking about how an Airbnb would do in that area, especially in Deltona would do. Having access to the beach and the theme parks sounds like a great idea. I'm just not sure if vacationers would want to do both. Have any insight?

Hey Donald, There are a few rentals in our area, actually even one on the street I live on in Deltona.  I believe most vacationers either want Disney area and may do 1 day at the beach or the other way around.  Western Volusia county is in the center but I-4 travel to Disney from here is really difficult with all the I-4 Ultimate construction.  Good luck in meeting your investment goals!
