Mobile Home Park to buy or not to buy?

I'm just getting started in real estate investing and there is a mobile home park for sale in my town. It appears to be a property that someone has just flipped. It is a 7 unit park with an asking price of $395,000 that has been on Zillow for 21 days. Any advice would be helpful.

What is the lot rent, how many occupied, are they all park owned homes or tenant owned. What’s the utilities. Who pays what. 

Can’t justify that price until we know the basics.
