As @Christopher Hunter said, you can download a free simplified cash flow calculator. But I recommend either creating your own from scratch or using another model as a guide to create your own from scratch.

@Dominic Dilello be careful using spreadsheets as "calculators". Meaning, you should really understand the calculations behind the metrics before pulling the trigger. The worst thing you could do is plug in numbers, get the "green light" and assume you're going to succeed. Unfortunately lots of people are doing this right now and they are going to get burned. Like @Theo Hicks said, i'd try making your own first and then look into other spreadsheets.

You are exactly right, I owned developed and sold therefore am pretty good at reading between the lines, spread sheets can be misleading for sure appreciate the feedback. Dominic

@Dominic Dilello I have used The syndicated deal analyzer by @Michael Blank. It's a great tool and will help you analyze deals of all sizes. I especially like it's ability to show what each general partner receives for their role in the deal.
