Hi! This is my first time posting. Complete newbie here :)
I'm interested in moving to / investing in Las Vegas, looking for a multi-family home. What is the most accurate tax rate I should use to estimate monthly property tax? I see different rates across different calculators, and recent blogs reporting 3.3% ?

I don't think its anywhere near 3%...
I know in SFR it's under 1%...
I just pulled a tax form for one of my properties...
The "Tax Rate" is indeed 3.2782% but the "Net assessed Value" is $77,639 for a house I paid $115,000 for 8 years ago (The lowest price the house ever sold for.) and I wouldn't sell for $250,000. My 2019 taxes on that property are $1,416.94 so a little over 1/2 of 1% of the real current value.
