5 reason why I dont think I can lose on this deal: 

1) We bought it off-market

Buying a property without a competitive bidding situation or having exposure to a ton of agents or buyers gives you a negotiating and competitive advantage (as there are no competitors). You are able to adjust the price and terms to help you get the deal done on your time.

2) The rents are/were significantly undervalued

The way you make money in commercial real estate is by improving the income, the average rents on these units were $1000 a month were there comps were $1700+ per month

3) The property is in a gentrifying neighborhood

This is not yet the best neighborhood in San Diego / Southern California but based on its location to downtown San Diego and waterfront its just a matter of time until the whole area improves. 

4) The owner was retiring

The previous owner has made tens of millions in real estate over the last 30 years and didnt care about getting the top dollar for his property as he is just 1031 exchanging into something making him 6% a year without any hassle. So he left quite a bit of meat on the deal. 

5) The property was well maintained and cared for. 

Even though the rents were really low the owner really cared for the property and some of the interior units really only need a light cosmetic renovation to get it up to market rents. 

6) BONUS we signed a master lease

We signed a lease for $2200 a unit for the next four years with a company that needs military housing. Boom value bumped up almost 1 million!

    Nice!  Curious, with rent control in effect, how do you plan on raising rents from 1000 to 1700 ASAP?  What is your projected timeline?

    Hi Erin,

    As someone who also lives in the San Diego area, your purchase of the 8 unit property you mention really intrigues me especially after checking out your team's website.

    Was there ever a challenging or bad deal you did in San Diego? What happened and how did you overcome it?

    Everything seems expensive in San Diego for the small time investor to get into small multi-family alone. 1031 could be an option for me but looking around is a bit discouraging for what it could translate into.

    Any words of advise for those living in expensive markets?

    @Niki Sharan Thanks Niki - this is not my first deal I dont want to give you that perspective - I have done alot of deals that were super hairy from mold to foundation and environmental problems I should write a post on some of the deals that went sideways so you can see the good and the bad and the ugly ;)

    @Stephen Romero Hi Stephen, dont be discouraged about the "expensive" market its all relative we are still much cheaper than other markets San Fran - NYC - London etc instead rather focus on the deal. Make the deal work for you. In any market and at any stage of the market cycle their are opportunities for different types of investors you just need to find out which sandbox you want to play/build in. In regards to losing money in investing yeah I have prob done over 300 deals now and lost money on at least 12 of them - you have to remember that you are not the result from the deal and also use losses as a huge learning lesson on what not to do but also as a tax writeoff ;)

    @Matt Ward  Hi Matt, rent control has been around for a while in other states - we executed on a simple strategy: cash for keys and we got the rent to from $1000 up to $2200 with the master lease

    @Josh Kredit-Phelps thanks bud started flipping houses then got into development and then transitioned into these smaller multifamily deals - this deal was an off market deal brought to me by a commercial agent who I鈥檝e bought four other properties from
