Any suggestion or advice ? which market is hot or good to start real estate investing for multifamily or apartment buildings in the country ? And how does investor find or research about markets  ?

    We continue to see great opportunities in the southeast/sunbelt. I'm based in Atlanta which is one of the leading expanding markets but the region also includes markets like Charlotte, Raleigh, Jacksonville and Tampa. Factors like rent growth, job growth, industry diversification make these attractive markets. Additionally, the pandemic and growth of remote work accelerated the relocation of people and companies to these markets from other metros.

    @Aman Shahi Midwest and Southeastern United States is very popular right now. Midmarket cities located in the Midwest like Columbus, OH, Indianapolis, IN, Kansas City, MO are all worth checking out. Have you thought about syndication?

    I like Columbus, it is super hot right now. Cleveland has some cash flow deals still!

    Which market is not on fire now?

    I would suggest finding a market that is more off the radar. Could be less competition if you are just getting started.

    The southeast has seen great growth and the pandemic seems to have accelerated that growth as well. Atlanta, Charlotte, Jacksonville, Raleigh-Durham and Tampa were growing and the accelerated move of people from northern metros to southern cities continues to help. When evaluating a potential city to invest in, I would consider areas that see population growth, employment growth, employment diversification (not reliant on one particular industry) and rent growth.

    What markets are hot? Nearly every market in the US is hot right now, which makes many markets over-valued. To figure out which markets are hot and could remain solid, you need to look at job growth and type of growth, population growth, rent affordability, government planning and restrictions, crime rates and trends and the amount of new construction.
