I am currently looking to grow my business in the real estate development arena, focusing on Duplex, Fourplex and Small Multifamily ideally in my backyard in NW Houston,  but open to pursuing opportunities in San Antonio & Austin as well.  What are your thoughts on pursuing this strategy, advise.  Looking to connect with like minded folks that would like to pursue similar strategy.

Houston is a great market and will only continue to grow. Are you looking to build in Cypress?

    Hi Sean,
Houston is a hot market for real estate. Keep in the mind the cost of flood insurance when searching in the North west area. Even far inland there can be flood requirements to close.

I would look into a DCSR or fix and flip loan to get you started. They are great for multi-family homes.

Feel free to send me a DM with any questions.

Hi @Sean York I can't speak much to Houston but since you mentioned SA...

I see most of the small multi new builds/developments outside of SA's city center. There are a number of new development duplexes being built as you get around the 1604 loop. I have some clients looking into them but most of them are sitting now and have been for some time. The price points have gotten to the level that it just doesn't make a lot of sense for investors or even house hackers. Good looking assets, nice builds, etc. but they're just sitting.

I also had clients purchase a new construction duplex in the Converse area but that was a few years ago before they started creeping into the $500k+ range.

It's a good strategy provided you can best the competition, bc there's a major need for quality small multi inventory here.

@Sean York sounds like a great plan as long as you can get the numbers to work out!

Yes anywhere there is growth from west side to northside along 99 corridor where I can get a lot that will support duplex/fourplex or townhomes.

@Sean York I am working on few packages for Duplex projects. Would you be interested on the NE side? Also, new builds?

I know someone that may have two lots available, roughly 1/2 an acre combined in the cleveland area
