Buying Raw Land with Wetlands to Parcel Subdivide

Buying Raw Land with Wetlands to Parcel Subdivide

Is there a potential market for a subdivided Parcel with Wetlands? I'm interested in making an offer on a parcel that is 25 acres, I want to split the land and sell the portion I don't develop on, that portion will have Wetlands on it, what could a buyer use it for or will it just be useless excess land?

This is a really challenging question to answer and it’s not a one answer fits all.  You can permit and build on some wetlands and some you cannot.  Without writing a book to answer with all of the scenarios, you would be best served by talking to a wetland specialist in your area.

Really interesting question and I’m with Corey on this, having the right wetlands expertise early will go a long way here.

I’m still learning through a lot of this myself, but one thing I’ve picked up so far, with land like this, creativity really matters. The “excess” land with wetlands doesn’t always have to be seen as wasted space. Sometimes it can actually add appeal or purpose to a property (as natural buffers, open space, even as a feature depending on the buyer profile).

It just takes the right guidance to figure out how to position it in a way that adds value, not complexity. Wishing you the best as you sort through it, this is definitely one of those areas where planning makes all the difference.

If it's enough acreage even with wetlands, you could find recreational buyers (i.e) h u n t ers, off road wheelers, nature enthusiasts, etc. It all comes downs to price, and acreage.
