Land flipping to transition into building on land bought

Member since 2024 · 1 post · 0 votes

Not 100% sure if this is the right forum but was wondering if anyone had any experience in flipping land? I bought my first multi family almost 1 year ago and land flipping (like flipping houses) is something I'd like to get into. Was wondering if anyone on here has any experience/pointers they'd like to share?

    Hello Hunter,

Welcome to Bigger Pockets! I hope you're able to make lots of connections and learn a great deal about flipping real estate.

One thing I may recommend if you're very new to things, and if you haven't done so already, is to learn about Trusts and LLCs as you begin your real estate investment journey with flipping. These tools could be helpful for you if you are concerned with anonymity and/or asset protection as you grow you engage in multiple deals.

@Hunter Emond What do you mean when you say flipping land? Getting it under contract and selling it for more to someone else? Or improving it (like house flipping)?

Often, people will buy raw land and then entitle it (improve it), selling it to a builder. Many builders are looking for lots that are ready to go, so there is a value in buying raw land and then going through the process of subdividing it, getting zoning changes approved, etc. Then it is worth more to a buyer, as it is de-risked for them, and they save the time of entitlement.
