I’m getting into Land Flipping, any tips?

Just got into land flipping and I'm still learning  how to figure out comps and where to find builders that want a specific lot. Any tips and recommendations would be helpful thank you.

OP have you done a deal analysis on a project?  Recommend you do several at 5 acres, 20 acres, 50 acres.  Also, at different price points.  Basically, walk the path before you go down it.

Do you have a process map?  Financing, zoning, utilities, taxes, holding costs, property taxes, DNR, EPA, Corp of Eng, etc.

How deep is your financing?  Can you afford to hold a property for 3 to 5 years?  What are you thinking your "flip" period will be?

Run some scenarios and then post and ask for input.

Land flipping can be great , Buy a big parcel and subdivide it . Now you may have to get it rezoned , this may take a year or two and you have to fight some neighbors , then you hire an engineer to lay out the lots , roads , water and sewer , which isnt cheap and may take another year or two . Then there will be environmental studies , traffic impact studies , school capacity studies . . After you have spent all this money and time , you have to find a builder who wants to do all the site work , roads , water , sewer etc . This is the big bucks . They usually want all that done so you have to do it . Then the builder will want to build on a lot and pay you for that lot AFTER the house is sold . Yes you can make big money if you can last the 5 to 10 years it takes to finish the project
