Are smaller builders still actively buying lots in your market, or has activity slowed down a bit? I’m seeing a mix of opinions and trying to gauge how aggressive buyers are right now. Are people still moving quickly, or taking more time before committing?

Yes. In the suburbs it is for client builds. The only spec building is in or near the City. People do still move quickly, but I wouldn't call them aggressive, as there are alternative sites that they could pursue.

That tracks. Suburban is mostly client-driven, with spec closer into the city. Buyers are still moving, just more selective with available options.
