General Trends for Price/Square Ft Ground Up Construction

Looking at a potential lot that would be suited for a ground up duplex build-to-rent. I priced out a design with two builders and they came back at $230/square ft. There is no way my market in Northeast PA will support that. Looking to see if anybody is able to build for low $100's/square ft in the Northeast right now. The low $200's seems outrageous. Thanks.
