General Trends for Price/Square Ft Ground Up Construction

Looking at a potential lot that would be suited for a ground up duplex build-to-rent. I priced out a design with two builders and they came back at $230/square ft. There is no way my market in Northeast PA will support that. Looking to see if anybody is able to build for low $100's/square ft in the Northeast right now. The low $200's seems outrageous. Thanks.

    Pretty much no chance you're going to find somebody to build for the low hundreds right now. With tariffs and cost of materials and cost of labor having skyrocketed, it's not going to happen.  In many markets where housing is below $300,000, you will not be able to build new. You'll have to buy existing because the cost to replace that property is significantly more than what the property is worth.
