How would you remodel these bathrooms for a rental?

Hey guys,

I'm looking to remodel these two bathrooms and I'm interested to get feedback of what you would do with it. It's in an A Class area and I'm going for a more modern look. It's a 3 bed 2 bath house with 10/10 schools so families is really the long term target. My goal with this is to stand out as one of the better rentals to lower vacancy, improve tenant quality and maximize the amount of rent I get. Also doesn't hurt that I'll increase my equity by doing this as well.

I wouldn’t remodel. I’d assume your ROI will be brutal. I’d be using the money to purchase more properties before remodeling that.

If you need to do something I’d focus on flooring, possibly a bathfitters type tub surround in the smaller one and new shower doors for the larger but I wouldn’t go crazy.

If you absolutely wanted to spend the money, I'd start by painting (walls and vanity), replacing fixtures and new floor. All in that order. Cheapest to most expensive. But I'd list it first and see what happens before spending any more money.
