How can small developers out-maneuver/compete against large scale builders who are flooding a growing market?

Are there any advantages small scale builders can leverage to compete against the big players?

Yes you can be very competitive. You want to look for smaller infill opportunities the big boys aren’t looking for. You can go into existing mature neighborhoods and do tear downs and fill in the holes.

Another strategy I use is to develop land and sell lots to them.

Perhaps....Sell on better QUALITY at a comparable price point.

Some of the bigger guys (right now) are lipstick on a pig as far as quality goes--low end electrical sockets, gaps in the framing, cheap cement slumps etc... The customer doesn't know this until they have owned for a few years. It comes down to decisions made by them and they subs the use who just slap things together because that's the best they can do.

The buying public seems happy to just get a new home that looks good, but a few years down the road they may find out the quality isn't as good as the initial shine.

Just my 2 cents.
