Which flooring is better in rentals carpet or stained concrete?

In your opinion, what type of flooring would you recommend putting in your rent houses? I was thinking stained concrete would pay off in the long run over carpet. Any advice would be greatly appreciated!

My first rental was my old primary house. We had stained concrete everywhere but carpet in the bedrooms. First tenant destroyed the carpet. Concrete was/is still flawless.
