So I have been invested in Farmfolio for over 2 years. Have not seen one dime of a return. Kept getting promised last year to get a "sizable" payout, but 2nd quarter. Then 3rd quarter, then closing out the year. As it is now March 2025, still no payout and when I requested liquidation, they said, we'll discuss it next quarter. Not a happy camper!

Same here. Purchased a lot in La Fronterra lime farm in 2021. We prepaid the fees as part of the initial investment, which we were told would be enough until the trees started fruiting. Several years have gone by with no income back to lot owners. As of December 2025, we were sent demands for $1,083 to cover losses. NOT a great look. Use caution.
Same story here. They just teased a first time payout and now they are saying the following:
"I hope you are doing well.
We wanted to notify you that the scheduled payment has been delayed due to the synchronization and due diligence processes currently being completed with AppFolio. At this time, we are awaiting final confirmation/action from their team in order to proceed with the payment.
This is a one-time setup process related to our first payment through the system. Once this initial configuration is completed, we expect future payments to be processed more efficiently and with a more agile timeline.
We understand the importance of timely payments and apologize for the inconvenience this delay may cause. Based on the current status, we expect this matter to be resolved soon and the payment to go through shortly thereafter.
We will continue monitoring the process closely and will provide an update if there are any further delays.
