Hey guys I'm attempting to get properties off market specifically owners of properties that will be going up for auction. They might be motivated to make a deal since they're about to lose their property for nothing. I am running into the issue of getting the right address to send a letter and even less able to get a correct phone number unless the people that are answering are lying to me. Does anyone have tested and proven ways to get phone numbers for owners even if they have lets say an LLC as the mailing address or owner of the property?
I’ve used PropStrean to skip trace and send post cards. They seem to have really good rates.
Their pricing is about $99/month. Maybe try them out for a few months to see if it helps you get better information.
There are other products in the same space, but I’m just sharing what I’ve used.
As a free option, I’ve also used TruePeopleSearch.com and tax assessor records for info.
Since you have the address, you can send a mailer anyway as not all homes are non-owner occupied.
I think what l’ve found is that these methods are easiest to do but one of the hardest to convert. But one deal can help cover months of work.
If after a while you find no luck, consider house hacking or doing a joint venture with a group of investors. I can help with both if you have questions.
I've used multiple services out there: Propstream, property radar, Invelo, RedX, etc. All of them pull their data from tax assessor accounts for each city/county/municipality or from title companies. So the data accuracy is dependent upon how often these services update their information and how often these platforms check in with said services to ensure accuracy.
If you don't want to spend that much money, you can call your local title company and request owner information. From here, you can use skip tracing services like truepeoplesearch or whitepages to get phone numbers (not advocating for these services, I just know they offer free services). Or you can pay for skip tracing to get phone numbers. If you get an LLC, you can see if they have owner information tied to the entity through your state business registry website. Every state differs so dig around and see what you can find. Typically mailing addresses are attached (or at least a PO Box).
