Hi, I recently have gotten approval for my plans to build an ADU I the city of Glendora in California. My contractor who is not licensed as a GC suggested for me to use Onwer-Builder's Declaration instead of a Contractor Builder Declaration. This contractor has a lot of experience and I've actually seen his work before. Am I putting myself in any risk with going the Owner Builder route and is this a bad idea?

    you are taking on ALL the risk by doing it as an owner. I would not do this in any situation. If something were to go wrong you have ZERO recourse. Why would you take on all liability?

    I assume you are also paying out of pocket for this as no lender will touch this.

    I appreciate the caution advice on going that route. I will look into getting some bids from other licensed contractor. 

    Correct it will be out of pocket. I planned to refinance within the next couple of years when rates lowers. My original downpayment when I bought the home was 5%. So I'm hoping to get it reappraised and increase my equity enough to 20% and remove PMI. My goal is not to leverage too much as the front house will be for my parents to live. What are you thoughts?
