If you want to invest in real estate out of state, can you still use a loan from the state you live in? Are there any sneaky laws or anything else someone new should know about the process of finding and financing out of states investments?

    Easy! You just need to use an investor friendly lender who is licensed in the state you are buying in. I have TONS of names of lenders licensed in most of states that only work with investors. Message me if you need em! Best of luck!

    @Shane Abbott

    My understanding is that they'll need to be licensed in the state you are looking to buy in.

    In CA, there are likely quite a few lenders that will check that box for you. I recommend looking/asking for lenders in your area and the area you're looking in :)

    Best of luck to you!

    Hi Shane,

    Like Melissa said the lender just needs to be licensed in the state where the property is located(many lenders are licensed in several states) and with most lenders nowadays both inside and outside of your home state you would probably never meet them in person anyway. Most interactions are over the phone and documents are submitted through a dashboard. Out of state will likely cash flow more and be more accessible for entry compared to CA (lower purchase prices). There are a lot of different loan products too, so do some research and probably talk to multiple lenders.

    You'll want to work with an investor friendly lender. You can be in San Diego and buy a property in Miami.

     Don't try to do anything sneaky, that doesn't sound good. But to be brief, yes you can get the same lender for out of state purchases. As long as they are willing to.

     Yes, had a deal fall through this week.  Seller had a lot of deferred maintenance and did not issue credits, so I walked away.

     Nothing sneaky, I was just wondering the logistics of it. My dad used to invest out of state in Austin, but he's not around for me to ask how he did it.
