For single home property fix & flip what is the best source of funding?

There is usually title, tax, and insurance for third party fees. And then there is an origination fee (usually around 1-2%) and underwriting/processing/admin fees. It depends on which lender you go with, fees can vary.

The best product for the flipper is the bridge loan with rehab. It's a short term product with interest only payments and no pre-pay penalties. It provides the bulk of the acquisition price plus 100% of the rehab money in escrow.

hard money is sometimes easier to secure as it is mainly based on the deal. although most Hard money lenders would probably want you to have done a few deals b4. Family and friends money is a good way to enter the game. Also fix and flips are a timing thing and you would usually be moving fast, conventional could possibly slow the process

The best source of funding is subjective because it's going to vary based on what's important to you. Do you care more about the terms? Fees? Rate? Length of the loan? Loan to value %? How easy the lender is to work with? How fast they can fund the deal? There's no right answer to any of this, it's just what best fits your preferences and the deal you have in front of you. My go-to is private loans from friends and select family for a number of reasons. After that there's a specific hard money lender I work with who isn't the cheapest but they're damn sure the easiest.

All of the above, and they will look at your personal debt to income ratio and likely need tax returns whereas hard money doesn't need that.

Definitely hard money loan. You can typically get in the property with 10-20% down and the rehab budget would be included so you can pull from the rehab budget as you go along. Plus you won't need to provide tax returns or paystubs, lenders will look at the return on investment of the property itself. These loans are typically 12 months interest only.

Yes, typically you need builders risk insurance. There are several insurance companies that provide that.
