Land Flip/Land Wholesale

Hello Everyone,

Looking to get in contact with anyone who does land flipping or land wholesaling on the east coast. Primarily in North Carolina and Virginia. Currently in the process of developing a 10 acres in the Roanoke, VA area. In a few months I will be looking to purchase land between 5 to 15 acres. Any help would be greatly appreciated.

Is there a specific type of development activity you are looking for? Residential? MHP? Apartments? I am currently buying in SW Virginia, 5+ acres, with recreation, commercial, and development potential. I pass on lots of stuff (mostly on-market, though) so if we know each other's needs, we may be able to work together.

I do manufactured home developments so I look for land that doesn’t have housing restrictions. Preferably no more than 30 minutes from a good size city or town. Places with plenty of road frontage.

Hi @Elvis Witcher We run a land flipping biz. If give me a "buy box" I'll connect you and the acquisition manager. We've done a lot of deals in the Carolinas. We came into land from doing mobiles, rehabs and now do a few modular projects each year.

We basically buy for 1/2 of market and sell for 80% of market for quick sale. We like simple paper lot splits. Must have good physical and deeded access, no wetlands, not much slope, no flips from other wholesalers. We do some very basic development. Clearing, ordering surveys, soil tests. Generally no houses but we have done some mobile home flips recently. We also sell on terms. Price point $20-$100k
