Hi - I have been studying and taking action trying to invest in real estate, but I haven't been able to lock down a deal. Looking to connect with other investors who have either been here and have succeeded and/or wouldn't mind being a mentor. I have been trying for ~18 months and mainly looking for 2-4 MFH. Mostly looking to do creative financing deals and I'm incredibly motivated. Any insight, mentorship, partnership, or even opportunities for ME to provide value to YOU in the REI space would be appreciated.
Hi! Love to see your dedication and 18 months of learning and taking action is no small feat. Many successful investors went through that same stretch before things clicked. The multifamily space, especially with creative financing, can be competitive and complex, so it's great that you're staying committed and reaching out.
If you're open to other strategies that still align with building long-term wealth, you might consider diversifying into turnkey single-family rentals in strong cash flow markets. In the Midwest and Southeast, we’re seeing great performance in cities like Birmingham, AL, and Cleveland, OH, where you can get properties under $300K with solid property management in place, cash flow from day one, and appreciation upside.
Let me know if you want to talk more in depth about specific markets or compare deals side by side - always here to help!

How many deals have you done?
How are you going to fund the deals?
You mention creative financing, what do you mean by that?
I know someone else who wanted to do "creative financing" and did 100% seller financing about 18 months ago and paid 10% more than house was worth - they are now about 30% underwater on the property and cannot afford to pay for repairs.

Hi - No deals yet. Looking for funding partners or perhaps leveraging a HELOC in the right situation. I'd like to leverage creative financing (i.e., seller financing, monthly payments to seller, balloon period, etc.). I recognize this market doesn't necessarily lend itself to those deals easily anymore, but I still believe the right terms could help both sides. When I do my underwriting, I look at present value and future value, meaning, the deal I negotiate today should yield cashflow now, and cashflow + equity after the balloon, based on projected future value and projected future costs.
Thanks for sharing — it’s clear you’re putting in the effort and staying committed, which already puts you ahead of many.
That said, one observation I’d offer from experience: 18 months is a long time to stay in "deal-finding" mode without results. Sometimes, the pursuit of highly specific or creative deal structures (like seller financing or sub2) can actually slow your progress. Especially in a tight market, those types of deals are fewer and far between — and they often go to people who already have a track record or network advantage.
One thing I’d gently suggest: if you had put the same energy into a side business, freelance work, or even a second job, that income could’ve been used to fund a traditional deal, increase reserves, or qualify for better financing. It may not feel as creative, but it gets you in the game — and once you own a property, everything gets easier.
The first deal doesn’t have to be a home run. It just has to get you on base.
Keep going — but consider shifting focus from "creative-only" to "capital-building/saving money + execution." Sometimes the fastest path forward is the most straightforward one

Totally agree with @Chris Seveney...and even a dropped 3rd strike gives you an opportunity to get base!
As for a property, @Daniel Gugliotti, what about a duplex like this: 576A Zion St, Hartford, CT 06106? Looks like it was renovated last year.

Hey @Daniel Gugliotti What's your price point/target down payment and are you looking for turn-key properties or fixer uppers?

Ideally, I would do a BRRR, but not opposed to turnkey. If I were to leverage a HELOC for a BRRR, my DP target is around $100K for the right deal. However, I'd be open to partnering with folks on turnkey properties.
Trying to do creative finance deals when you have never done a deal is like going to Italy to make the best pizza when you only have made Stouffers at home in your toaster. Describe what you mean by trying for 18 months and answer @Chris Seveney.
What have you done for marketing?
How many real estate investor meetups have you gone to over those 18 months?
How many real estate investor friends do you have?
Where are you learning about creative financing and who told you that is a good way to get your first property?

@Daniel Gugliotti - I'm flipping five properties currently, own over 20 properties including a big office building in CT, and own and run a CT based PM company.
I'd be happy to have a conversation with you. DM me if interested.
There are a lot of good meetups. CTREIA was just purchased by creative financing maestros who are all about teaching people how to buy properties in today's market.
