Hello. Have a family member wanting to leave their home. they only want about 10k cash out of it all.. home is currently worth about 165k with some work needed.. homes in same neighborhood --same size--most smaller selling for 235 - 250 --- there is only 80k mortgage on the home. My credit is good about 740... this will be 1st home purchase... been on job 2yrs...make only 50k per year. I have been told to do a Gift of Equity, someone else said something about purchasing then fixing and cash out refinancing...others told me to just go to bank and get a regular loan for 90K ?? looking to give owner the 10k they are looking for and then would like to take some cash out for myself and use some of it remodeling the home... nothing too major seems to be needed... new flooring ..appliances, painting... at least that is from first glance without inspection. ANY Guidance or advice would be very much appreciated

It seems like conventional loan would be the way to go if you are going to live there and house hack. I would contact a few banks and mortgage brokers to see what they offer. Let me know if you want a few broker references in Charlotte.

You could also take the property over subject to and then refinance the existing mortgage after you've completed renovations. I'd recommend reading up on the strategy though to ensure it's what you're looking to do
