I work in property management and talk with a lot of investors looking at Cleveland, especially from out of state. This really is a great market, but there are a few local requirements that often surprise people after they close.
If you’re investing here, make sure you’re familiar with:
Lead Safe Certification for pre-1978 rentals (this trips people up a lot and is the most time consuming)
The city’s Local Agent in Charge requirement if you’re not local
Rental registration requirements for LLCs
This is in no way trying to scare anyone off — I have seen too many happy investors become frustrated when there is a delay getting the property on the market. These items can affect timelines, budgets, and operations if you’re not expecting them.
If you’re actively investing in Cleveland and haven’t looked into these yet, happy to point you in the right direction or answer general questions. I am also always willing to run a rental analysis!
Good info for people that are new to CLE. The post thread had Bob S. all over it. Thanks for the stroll down memory lane reading all these posts from Bob S. That man had solutions for everything except when it came to lying.
