What If the Property Qualified for the Loan — Not You?

I hear this all the time from investors:

“I can’t qualify… I don’t have a strong W-2 income.”
“My tax returns don’t show enough.”

But what if the lender focused on the property’s income instead of yours?

That’s where DSCR loans come in.

Instead of underwriting your personal income, the lender looks at whether the property’s rent can cover the debt payment.

Why this matters:

1. It can help you scale faster as an investor.
2. You can often close in the name of your LLC, keeping your structure clean.
3. It helps keep your personal debt-to-income ratio lower, which can preserve flexibility for other opportunities.

DSCR isn't perfect for every situation, but for investors who are asset-focused rather than W-2-focused, it can be a powerful tool.

Sometimes the question isn’t “Do I qualify?”
It’s “Does the deal qualify?”

For those using DSCR loans — has it helped you scale, or do you still prefer conventional financing?

I believe one of the myths, though, with DSCR loans is you don't need to have good credit or a down payment, which is furthest from the truth. You still need to have exceptional credit and 25% down payment. Otherwise you're not going to get very far. Or if you are able to get a loan with the poor credit, your interest rate is going to be in the hard money range versus closer to conventional financing.
