Why Some Deals Sit… and Others Move in 48 Hours.

I’ve been paying attention to something interesting in the New York market.

Some properties sit for weeks.

Others move in 24–48 hours.

It’s usually not random.

From what I’ve seen, deals move quickly when three things are tight:

  1. The numbers are realistic not optimistic.
  2. The scope of work is clearly defined.
  3. The buyer profile is obvious.

When a deal sits, it’s often because one of those three is unclear.

Investors today aren’t just looking for “discount.” They’re looking for:

• Predictability

• Clean math

• Defined exit strategy

• Clear upside

In this market especially, uncertainty is what kills momentum.
