What is your favorite way to create a list for mailing?

Hi Im getting started in sending out mailers and need to decide on the best strategy for creating a list. I have boiled it down to using: 

ReSimply
Propstream
Calling my title company and asking them (more tedious and time consuming)

Resimply and Propstream both come with a ton of other features, many of which I'm not using right now. I'm curious which of these you find the most valuable/helpful as they are both a chunk per month $. 

And/or another way (that is cheaper but as effective) for creating a list where you can put in all neessary filters (owned 10 years, owner occ, over certain age, etc)
